At Ollie Moran Financial Services Ltd, we understand that the thought of arranging a mortgage can be a daunting one. We use our considerable experience and expertise to simplify the process for you and ensure that things run as smoothly as possible.

Our Mortgage Services – What we do for you:

1. Initial Meeting & Pre-Application Queries – This gives us an opportunity to find out about your current financial position and your specific requirements. We will explain the factors that dictate mortgage suitability and make sense of the complicated jargon. We should then be able to provide you with a good indication of your suitability for mortgage approval, the amount you are likely to obtain and from which lenders.
2. Application Stage – Once you are happy to proceed with the application, we will gather up all the required items and submit this information to the prospective lenders on your behalf. Above anything, we ensure that the lender is left in no doubt as to your suitability for a mortgage.
3. Application Management – This involves liaising with the lender(s) on your behalf and dealing with issues that will inevitably arise on a regular basis.
4. Mortgage Approval – Our ultimate goal is to ensure that you get the best possible mortgage to suit your specific needs. Once a Loan Offer is obtained, we begin liaising with the other parties ie solicitor, auctioneer, valuer etc
5. Mortgage Drawdown – We ensure that all requirements and conditions are adhered to the satisfaction of the lender. This is an onerous task as lenders are becoming much stricter in complying with drawdown criteria.
6. Arrangement of Insurances – We arrange your Life and House Insurance as per mortgage drawdown requirements. This may delay the drawdown of funds if these issues are not dealt with quickly and efficiently.
7. Post Completion Checklist- Once your mortgage has successfully drawn down, we ensure that payments are in order, relevant documentation is returned to yourself and other loose ends are tied up.

 

The following is an indicative breakdown of our Mortgage Service Fees, payable at each stage: 

1. INITIAL CONSULTATION  €150

2. NORMAL APPLICATION  €1,000

     OR

     SELF-BUILD APPLICATION  €1,250

3. DRAWDOWN OF MORTGAGE  0.5% x MORTGAGE AMOUNT (€)
